These terms govern your use of zeststays.com and your residency at any Zest Stays property. By making an enquiry, booking or taking up residence, you agree to them.

1. Who We Are

Zest Stays provides managed paying guest (PG) accommodation for men in Andheri East, Andheri West and Santacruz East, Mumbai. Our properties are let on a licence basis, not as a tenancy under the Maharashtra Rent Control Act.

2. Eligibility

Residents must be at least 18 years of age and male. Admission is subject to KYC verification and acceptance of these terms. We reserve the right to decline any application.

3. Tenure and Notice

All stays operate on a monthly renewal basis with no minimum lock-in period. A written notice of 30 days is required before vacating. Notice takes effect from the date we acknowledge receipt.

4. Charges

Monthly rent starts at ₹9,000 depending on property, room type and sharing arrangement. Rent is payable in advance by the 5th of each month. A refundable security deposit equal to one month's rent is payable on move-in. A one-time, non-refundable KYC and registration processing fee of ₹2,000 applies. There is no brokerage.

Rent includes furnished accommodation, Wi-Fi, housekeeping of common areas and building maintenance. Meals, personal laundry beyond the included allowance, and metered electricity beyond the fair-use limit may be charged separately and will be disclosed before you move in.

5. House Rules

Residents must carry valid identification, register all guests at reception, and observe quiet hours between 11:00 PM and 7:00 AM. Smoking and alcohol are not permitted in rooms or common areas. Cooking is permitted only in designated kitchen areas. Visitors of any gender are not permitted in resident rooms.

6. Property and Damage

Residents are responsible for the condition of their room, furniture and fittings. Damage beyond normal wear and tear will be assessed at move-out and deducted from the security deposit. Zest Stays is not liable for loss or theft of residents' personal belongings; residents are advised to use the lockable storage provided.

7. Termination by Us

We may terminate a residency with 7 days' notice for non-payment of rent, breach of house rules, conduct that endangers or seriously disturbs other residents, or provision of false KYC information. In cases of violence, illegal activity or serious safety risk, termination may be immediate.

8. Website Content

Content on this website is provided for information only. Room photographs are representative; the specific room allocated may differ in layout or finish. Prices and availability shown are indicative and are confirmed only at the point of booking.

9. Liability

Nothing in these terms excludes liability that cannot be excluded by law. Subject to that, our total liability to any resident is limited to the amount of rent and deposit paid by that resident in the preceding three months.

10. Governing Law

These terms are governed by the laws of India. Disputes are subject to the exclusive jurisdiction of the courts of Mumbai, Maharashtra.
